Before the day
Set a walk-away price with someone independent. Get the LIM and builder's report read by a second pair of eyes. Confirm finance is unconditional.
On the day
An experienced member attends with you or bids on your instruction. You agree the limit in writing beforehand; they don't go past it.

Wages and pay slips
Banks want two to three years of consistent, documented income. If you're paid through the business, get a proper payroll set up now, with PAYE and regular pay slips. Cash or irregular drawings count for little.

Three years of contributions unlocks a first home withdrawal. If you're not in it, join today; the employer match is free deposit.
First Home Loan
Low-deposit lending backed by Kāinga Ora for buyers under the income caps. Worth checking whether you qualify before assuming you need 20%.
